    What We Manage

Most of our portfolio consists of residential rental buildings with two to twenty units. We also manage individual rental properties for owners with broader portfolios.

Why Multi-Unit Buildings Need a Different Approach

A leaking pipe in one apartment can affect three others. A neglected boiler can leave an entire building without heat. And a seemingly small repair can become a much larger expense when nobody is paying attention.

Managing a multi-unit property means looking beyond individual work orders.

We take responsibility for the building as a whole:

    • Shared systems: Coordinating plumbing, heating, roofing and maintenance across units.
    • Tenant turnover: Planning leasing, repairs and renovations around existing tenancies.
    • Capital planning: Identifying recurring problems and helping owners prepare for larger expenses.
    • Tenant care: Knowing the people who live in the building, not just their unit numbers.

Sometimes that means planning a major repair. Sometimes it means replacing a stove that an elderly tenant has used for forty years.

    Both matter.

What's Included in Multi-Unit Property Management?

Managing several units shouldn’t mean coordinating several different companies. We bring the essential work together under one management relationship.

    Maintenance and Repairs

Routine inspections, tenant requests, emergency coordination and trusted trades. We document repairs, track recurring problems and keep owners informed about the condition of their buildings.

    Rent Collection and Accounting

Rent tracking, arrears follow-up, owner statements and building-level financial reporting. You can see how each unit is performing without losing sight of the property’s overall finances.

    Leasing and Tenant Relations

Listings, showings, tenant screening, lease preparation and move-in coordination. We also handle everyday tenant communication and work to maintain stable, respectful tenancies.

    Renovations and Turnovers

From refreshing an apartment between tenants to coordinating larger improvements, we gather quotes, oversee contractors and document progress so owners can make informed decisions.

    Compliance and Documentation

We help coordinate property inspections, tenancy records, applicable municipal requirements and RentSafeTO obligations where relevant, working with qualified professionals when specialized advice or representation is needed.

    Financial and Maintenance Reporting

Access financial statements, invoices, maintenance records and inspection photographs through your secure owner portal. You’ll know what’s happening without having to manage every detail yourself.

Leasing up a brand-new building was overwhelming until we partnered with AVS Hospitality. They advised us on unit mix, helped us set the right rents, and handled marketing and showings. Within three months, we had stable tenants in place and clear reporting to share with our lenders. Couldn’t have done it without them.David and Priya, new 20-unit build, North York
We had just finished construction on our first multiplex and needed it leased quickly. AVS Hospitality filled all 12 units within six weeks. Their tenant screening process gave us confidence, and the financial reporting keeps our investors updated every month. It felt like having an institutional partner but with boutique attention.Sanjay, 12-unit multiplex, Scarborough
